Vacating a property

PLEASE READ THE FOLLOWING NOTES THOROUGHLY

Valerie Rose Residential Management is holding a deposit in your name in respect of the premises you are currently renting. We would remind you that you are deemed as tenant for each day after the expiration of the tenancy for which you still hold keys and rent will be charged on a daily basis until the keys are returned to us; this due money will be deducted from deposit monies held.

The following points are given for your information and guidance to assist in the checking of the Inventory Schedule before reaching a decision on the deposit monies due for refund.

IMPORTANT NOTE: The property will be checked over once you have vacated and not while you are still in occupation. Should you wish we will visit prior to your departure but our final inspection will be made once the property is empty.

Monetary deductions from your deposit will be made, at our discretion, for any of the following:-

• Nicotine stained ceilings, walls or fittings
• Cigarette burns in carpets and/or soft furnishings or on furniture or appliances
• Areas of badly scratched, torn or defaced wallpaper/wall coverings
• Areas of badly chipped skirting boards or badly defaced painted woodwork
• Excessive oil patches on driveway or garage floors

In addition, if the following points have not been carried out to our satisfaction, a charge will be made (and deducted from your deposit) for each dilapidation:-

• Cooker - The cooker must be immaculately clean. Top, sides, back,
storage drawer, exterior and interiors and ALL accessories should be entirely free of grease, burnt on food and fats. The grill pan should be entirely free of crumbs and fat and be thoroughly cleaned with no evidence of grease marks or staining.
• Fridge or Fridge/Freezer
- this should be emptied, switched off and defrosted
and moved out of position to be cleaned. The exterior and interior door seal should be clean. The door should be left ajar and the electricity supply switched off.
• Kitchen Drawers
- these should be emptied and cleaned to be free of dust and other accumulated dirt. All drawers should run smoothly and kitchen doors should be properly aligned (unless otherwise stated on the original inventory)

Woodwork & Cupboards
- all varnished surfaces to be polished and the remainder to be washed with soap and water. All surfaces should be free from streaks, grease and dust. Drawers, shelves, cupboards and wardrobes, this includes tops of wardrobes and cupboards.
• Light fittings and sockets
- lampshades to be cleaned inside and out where fitted and replaced correctly. Switches, cables and plastic covers should be cleaned and free from dust and grease, especially in the kitchen. All light bulbs to be fitted and serviceable (unless otherwise specified on the original inventory)
• Bathroom/En Suite
- there should be no evidence of limescale staining to the toilet pans or enamel surfaces. All sanitary ware including taps should be thoroughly cleaned. Please use the correct cleaning materials and not scouring pads etc. Drain holes should be clean and also shower attachments. Shower curtains should be cleaned and free from mildew or replaced as appropriate
• Curtains (including nets) & Loose chair covers
- these should be washed or cleaned as required and re-hung/re-positioned correctly as identified on the inventory.
• Carpets - throughout professionally cleaned or vacuumed as
required and left in good order with no evidence of frayed edges (unless specified on the original inventory). Receipt for cleaning to be provided.
• Windows - to be cleaned thoroughly on both the exterior and
interior. Also windowsills and ledges.
• Gardens - these should be left weed free with borders cleaned,
shrubs and roses etc pruned, all lawns cut and edged. All lawnmowers should be cleaned and free from accumulated grass etc. All garden waste should be cleared away.
• Refuse & Recyling
Bins and dustbins to be emptied. Wheelie bins and dustbins to be
washed clean. Please ensure rubbish
(including garden refuse) has been cleared away prior to your vacation. Removed in black bin liners if necessary.
• Garage(s) - should be swept out and left tidy and free from
leaves and accumulated dirt. All old batteries, oil cans etc should be disposed of prior to your departure. All oil deposits to be removed from garage floor, drives etc.

All extending tables to be fully extended for inspection.

All kitchen utensils, cutlery, crockery, pots and pans should be left on the work surfaces for inspection.

The property left secured with all windows closed and doors (including garage, shed and outbuilding as appropriate) locked.

ALL keys to be returned including any additional or replacement keys acquired during the tenancy.

REDIRECTION  OF POST
Please arrange redirection of your mail.  No mail collected from the property subsequent to your vacation will be redirected by this office.

SERVICES
It is your responsibility as tenant to ensure that ALL the relevant Authorities are informed of your departure and that all meters are read and final accounts paid. We may seek evidence that all accounts have been paid by asking for receipted final invoices before releasing deposit monies.

FINAL NOTES

1 All personal items must be removed for the final check. In the event of personal items being left in the property, we will arrange for removal. Costs incurred will be deducted from deposit held

2 Copies of all invoices debited to the deposit will be forwarded with any balance of monies due.
